Your home is one of the most expensive and important investments you may ever make, and what you don’t know certainly can hurt you. The good news is that you can obtain Title Insurance to protect your investment.
Once an offer has been accepted on a property, the contract is immediately sent to us. A file is then opened for your order and the process is started which will eventually lead to the issuance of a policy of title insurance to both you and/or your lender. The process begins with the conducting of a title search which is then used to by Canyon Title to determine what liens and encumbrances will ultimately be shown on the title policy and which ones will be paid off prior to or at closing.
A title defect is defined by any encumbrance or claim that could affect your right to own the property. Our licensed Title Examiners will perform a title search on your property to discover any defect that needs to be resolved prior to your ownership of the property.
Basics of Your
When all title conditions have been satisfied, the transaction is ready to close which ultimately results in transfer of the deed from seller to buyer.
The transfer of title occurs the day that your documents are executed. At this time the purchase money loan funds, payoffs of existing liens are made, and the new mortgage executed by the buyer is given to title be recorded along with the transfer deed. We then distribute commission checks, and proceeds are released to the seller. After signing, documents are sent to the county for recording in order to provide proper constructive notice for future reference and title searches.
